Once all the necessary repairs have been made, we will focus on presentation.
You only get one opportunity to make a positive first impression with potential buyers. Well staged homes look better, photograph better, show better and sell faster than non-staged homes.
When you list – and sell – your home with me, I will pay to have a consultation with one of the area’s most experienced, thoughtful and down to earth stagers.
Home staging is not decorating. Decorating appeals to the person living in the home; staging is positioning the home to appeal to the psychological needs of buyers by creating a series of impressions that build an emotional connection to help buyers imagine living in the home.
Also, while many agents overlook the presentation of your home and push for price reductions, the problems, whether perceived or real, still exist. A small investment in staging reaps huge benefits in the number of showings and offers, and ultimately your final sales price.

When a home is staged, the home becomes more valuable than other comparable properties in that price range, or the home gets moved up in price and becomes the lowest priced in the next higher price bracket.
After the home is staged, I will pay my photographer to take a series of photos and videos of your home. Ideally, this is done on a bright sunny day to capture the look and feel of a bright, happy home. Clear, bright photos that evoke a sense of home are critical, and my photographer is excellent at conveying the beauty of your home.

More people will view your home online than will ever see it in person. Getting and holding their attention online with professional photography and video is one way to increase the probability of an in-person showing.

In addition to professional photography, I will provide a virtual tour of your home. A great video gives potential buyers a feel for what living in the house could be like – long before they make a personal visit.
Virtual tours enable us to tell a story about your home, making an emotional connection for buyers. We are able to address the emotional needs for comfort, family, relaxation and more that photos alone cannot convey. 360 degree videos of kitchens, living spaces, yards and bedrooms are a great way to make that emotional connection.
